There are lessons in this trade that do not come from a classroom, a codebook, or a clean YouTube video with perfect lighting. They come from walking into a house after three other people already touched the problem. They come from finding a shutoff that spins forever, a wire that was supposed to be dead, a toilet somebody promised was empty, and a ceiling stain that has been painted over so many times it looks like a family tradition. I started writing things down because memory gets crowded. Every job has measurements, parts, customer requests, hazards, jokes, and warnings. The notes became patterns. The patterns became rules. They are for investigation. Walk the space. Look at the ceiling below the bathroom. Check the base of the walls for water marks. Smell the air. Listen for running water, buzzing breakers, or a furnace that sounds like it is chewing something. I showed up at a rental unit once for what the landlord called a "simple toilet replacement." The tenant said the toilet rocked when you sat on it. The landlord figured it was a loose flange — twenty-minute job, new wax ring, bolt it down, leave. The first five minutes told a different story. The floor around the base was soft. Not soggy — soft. Like stepping on a ripe peach. The wax ring had been leaking for months, maybe years. The subfloor was gone. The joist underneath had visible rot. What the landlord priced as a fifteen-dollar wax ring and a half hour was actually a floor repair, a joist sister, new subfloor, new tile, and then the toilet. A homeowner hired me to replace a bathroom vanity. The bathroom looked fine when I arrived — clean floor, dry walls, nothing unusual. I took six photos from different angles before I started. When I pulled the old vanity out, the wall behind it had a crack running from the floor to about four feet up. The crack had been hidden behind the vanity for years. The homeowner came in, saw the crack, and asked if I had caused it during removal. Without the photos, it would have been my word against theirs. With the photos — which clearly showed a hairline crack visible at the edge of the old vanity before I started — the conversation was short. The crack was pre-existing. I documented it. We moved forward. Photos protect three people: the contractor, the homeowner, and the next person who works on the property. A photo taken before the tool touches the wall is worth more than a paragraph in an invoice. Rule: Photograph before moving. Every time. Every angle. Every condition. ## Field Note 003 — The Danger of Believing the Last Person "The last guy said it was fine." These are the six most expensive words in property maintenance. I was called to a house for a flickering kitchen light. The homeowner said a previous electrician had checked it and said the fixture was bad. Replace the fixture, problem solved. The homeowner had already bought a new fixture and just needed someone to install it. I pulled the fixture down. The junction box above it had three wires nutted together with electrical tape — no wire nuts, just tape. The tape had dried out and was falling off. Two of the three wires were aluminum, part of a 1960s wiring system. The connection was arcing. The flickering was not a bad fixture. It was a fire waiting to happen. The previous electrician had either not looked at the connection or had looked and decided it was someone else's problem. If I had simply swapped the fixture and left, the arcing would have continued behind the new fixture until something caught fire. I would have been the last person to touch it. I replaced the junction box, installed proper wire nuts with anti-oxidant compound for the aluminum connections, and secured everything to code. The flickering stopped. The fire risk stopped. The homeowner got a safe kitchen instead of a new fixture on top of a fire hazard. Rule: Never trust the last person's word as a condition report. Verify with your own eyes and your own tools. ## Field Note 004 — Clean Work Starts Before the Tool Bag Opens A clean drop cloth is cheaper than an apology. But clean work does not start with the drop cloth — it starts with the way you think about the space. I tell every new person who works with me: treat the customer's house like your grandmother's house. Not because the customer is delicate. Because shortcuts in protection become stains, scratches, and dents that the customer finds after you leave. And the customer does not call you to say thank you for the new scratch on their hardwood floor. Before any tool comes out: Lay down drop cloths from the entry door to the work area. The path matters as much as the workspace. Remove or cover anything within three feet of the work — pictures, plants, electronics, rugs. Tape off doorways if dust is going to travel. Drywall dust travels. Sawdust travels. It travels farther than you think. Check the floor for existing damage. If there is already a scratch or stain near where you will be working, photograph it and mention it. Do not let the customer think you caused it later. The job is not done when the repair is finished. The job is done when the customer walks in, sees the repair, and cannot tell anyone was there except that the problem is gone. Rule: Clean work starts before the tool bag opens. Protect the path, the workspace, and everything within arm's reach. ## Field Note 005 — The Best Tool on the First Walkthrough Is a Flashlight I carry a flashlight on every first walkthrough. Not a phone flashlight — a real one. Bright. The kind that makes a room look like a crime scene. A flashlight tells you things that overhead lights hide. It reveals water stains on ceilings that the room light washes out. It shows the gap between a cabinet and a wall that the room light fills with shadow. It exposes the hairline crack in a foundation wall that looks like a paint line under normal light. I walked into a basement once with a homeowner who said it was dry. Overhead light on, floor looked fine, no visible moisture. I put the flashlight at floor level and shone it along the base of the wall. The beam caught a water line — a faint, dark stain about two inches up from the floor, running along six feet of wall. The homeowner had never seen it because the overhead light filled the space evenly. The flashlight created shadows that revealed the truth. The basement had flooded at some point. The water had receded, the floor had dried, and the only evidence was that two-inch line. But the drywall behind it was saturated at some point, which means mold was a question, not a certainty. We checked. Mold was there. Without the flashlight, I would have walked out. With it, I found a problem the homeowner needed to know about. Rule: A flashlight is a diagnostic tool, not a convenience. Carry one. Use it on every walkthrough. Aim it where the overhead light does not reach. ## Field Note 006 — When the Customer Says It Just Started, Still Look for Old Evidence Homeowners almost always say "it just started." Sometimes they are right. Often, the problem has been developing for weeks or months, and what just started is their awareness of it. A ceiling stain does not appear overnight. By the time it is visible from below, water has been collecting above for a while. A door that sticks does not suddenly stick — the frame has been shifting gradually. A toilet that runs does not start running out of nowhere — the flapper has been degrading for months. When a customer says "it just started," I look for old evidence. Water stains have rings — each ring is a separate event, and the outermost ring is the oldest. Wood damage has stages — discoloration, then softening, then crumbling. Paint bubbling starts as tiny blisters before it becomes visible bubbles. I was called for a "sudden" roof leak. The homeowner said it started after a storm two days ago. I went into the attic. The plywood under the shingles had water staining in concentric patterns — three distinct rings, each progressively larger. The oldest ring was about eighteen months old based on the wood color. The newest was the storm from two days ago. The roof had been leaking for a year and a half. The storm just made it bad enough to reach the ceiling. Rule: "It just started" usually means "I just noticed." Look for old evidence. The history tells you the cause. ## Field Note 007 — Ask Where the Shutoffs Are Before You Need Them Every job that involves water, gas, or electricity needs a shutoff identified before the work begins. Not during. Not after something goes wrong. Before. I make it a habit on every plumbing job: find the main water shutoff, find the local shutoff for the fixture I am working on, and test both. A shutoff that has not been turned in ten years may not turn. A shutoff that turns may not fully close. A shutoff that looks closed may be open. I was replacing a kitchen faucet. The homeowner pointed to the angle stops under the sink and said "those shut off the water." I turned the hot side. It spun freely — too freely. The handle turned but the valve did not engage. I tried the cold side. Same thing. Both angle stops were broken. The handles turned, but the valves were frozen open. The only shutoff that worked was the main at the street. I had to call the water company to come turn off the water at the curb stop. A twenty-minute faucet replacement turned into a three-hour wait for the water company. If I had tested the shutoffs before committing to the job, I could have quoted the job correctly, replaced the angle stops at the same time, and not been stuck waiting. Rule: Find and test every shutoff before you need it. A shutoff that does not work is not a shutoff — it is a problem you have not discovered yet. ## Field Note 008 — Do Not Start with Demolition When Inspection Will Do I have seen contractors tear out walls to find a leak that was visible from the crawlspace. I have seen homeowners rip up flooring to find a squeak that was a single loose nail. Demolition is the most expensive diagnostic tool there is, and it should be the last resort, not the first. When a problem is hidden, the question is not "how do I get to it?" The question is "where is it, exactly, and what is the smallest opening that will let me see it?" A homeowner called me about a water stain on a first-floor ceiling. The bathroom was directly above. The natural assumption was a toilet or tub leak. Instead of cutting the ceiling open, I went to the bathroom, checked the toilet (dry base, no movement), checked the tub (caulk intact, no visible leak), and then went outside. The exterior wall above the bathroom had a crack in the siding at the window flashing. Water was getting in through the crack, running down the wall cavity, and appearing on the ceiling below. If I had started with demolition, I would have cut open the ceiling, found water damage, repaired the ceiling, and the leak would have continued because the actual entry point was outside. The stain would have come back. The homeowner would have paid twice. Rule: Diagnose before you demolish. The smallest hole that gives you the answer is the right-sized hole. ## Field Note 009 — The Customer's Story Is a Clue, Not a Diagnosis A homeowner said their outlet in the living room was dead. They were certain it was the outlet. They wanted it replaced. I plugged a tester into the outlet. It showed an open neutral. The outlet itself was fine — the wire connection at the outlet was fine. The problem was upstream. I traced the circuit back to a GFCI outlet in the garage that had tripped. The living room outlet was downstream of the garage GFCI. When the GFCI tripped, everything downstream lost power. Reset the GFCI. Living room outlet worked. Total repair time: four minutes. If I had replaced the outlet, the problem would have continued, the homeowner would have called me back, and I would have looked like I did not know what I was doing. The customer's story tells you where to start looking. It does not tell you where the problem is. The story is the complaint. The diagnosis is your job. Rule: Listen to the customer. Then verify with your tools. The complaint and the cause are often in different rooms. ## Field Note 010 — Explain What Is Visible and What Is Unknown Before any work begins, I tell the customer two things: what I can see and what I cannot see. This is not hedging. It is honesty. "I can see the visible leak at the trap under the sink. I cannot see what the pipe looks like inside the wall. The quote covers the visible repair. If there is damage inside the wall, that is a separate issue and I will show you before I proceed." This does two things. It sets expectations. And it builds trust. The customer knows I am not guessing. They know the quote is based on what I can verify, not what I assume. And they know that if something unexpected comes up, I will not silently add it to the bill. I have never had a customer complain about being told "I do not know yet." I have had customers complain when I said "it will be two hundred dollars" and the bill came to eight hundred because I found problems I had not mentioned. Rule: Separate what you know from what you do not know. Quote what you can see. Flag what you cannot. Never let the invoice be the first time the customer hears about a surprise. --- # CHAPTER 2: Plumbing — Water Has a Memory ## Field Note 011 — Never Assume the Toilet Is Empty This is the title lesson, and it earns its spot. I was called to replace a toilet in a vacant house. The real estate agent said the house had been winterized and the toilet was drained. She was confident. She had paperwork. I walked into the bathroom. The toilet looked empty. The bowl was dry. The tank was dry. I unbolted the toilet from the floor and started to lift. About two cups of water that had been sitting in the trap — below the dry bowl, invisible from above, frozen but not drained — poured out of the bottom of the toilet as I lifted it. It went everywhere. On the floor. On my pants. On the drop cloth that I had placed too late because I believed the agent. The water was not clean. It had been sitting in the trap for weeks. It smelled like a combination of sewer gas and stagnant water. The floor needed sanitizing. My clothes needed changing. The job was delayed by forty minutes. The lesson is not about toilets. The lesson is about assumptions. The paperwork said drained. The agent said empty. The visible evidence said empty. But the trap — the part I could not see — held water. And that water found its way out at the worst possible moment. Rule: Never assume the toilet is empty. Open it, check it, test it. The assumption is free. The cleanup costs time and credibility. ## Field Note 012 — Shutoffs That Do Not Shut Off A shutoff valve that turns is not the same as a shutoff valve that works. I have found gate valves that spin freely because the gate has detached from the stem. The handle turns, the stem turns, but the gate stays where it was — usually open. This is especially common in older homes where the main shutoff has never been exercised. The valve sits in one position for twenty years, mineral deposits build up around the gate, and when you try to turn it, the gate snaps off the stem. You think you closed it. You did not. I test every shutoff by closing it, then opening a faucet downstream. If water still flows, the shutoff is not working. If it trickles, it is partially working — which means it is partially not working, and partially not working is not good enough when you are about to disconnect a pipe. Rule: Test every shutoff before you depend on it. Closed means no water flows. Anything else is not closed. ## Field Note 013 — The Smell Tells a Story I can often diagnose a plumbing problem before I see it. The smell tells me what is happening. A sharp, chemical smell near a drain usually means a dry P-trap. The water that normally seals the trap and blocks sewer gas has evaporated. The fix is simple — run water down the drain to refill the trap. But if the smell comes back within a few days, the trap is not holding water, which means there is a leak in the trap or the vent system is not working correctly. A musty, earthy smell in a cabinet under a sink means water has been there long enough for mold to start. The leak may be tiny — a slow drip from a supply line connection — but the smell means it has been happening for weeks. Check the back of the cabinet, the floor of the cabinet, and the wall behind it. A sewage smell outside the house, near a cleanout or a vent, can mean a cracked pipe underground. If it smells inside the house, the vent may be blocked or a trap has failed. If it smells in one bathroom but not others, the problem is local. If it smells throughout the house, the problem is at the main line or the vent stack. Rule: Use your nose. The smell will often tell you what the problem is and how long it has been happening before you touch a tool. ## Field Note 014 — Trap Lessons and Floor Protection Every plumbing fixture that connects to a drain has a trap. The trap holds water and blocks sewer gas from entering the house. When you disconnect a trap, you are releasing that water. I put a pan under every trap before I open it. Not a bucket — a shallow pan that sits flat under the trap and catches the water that drains out. A bucket is too deep and too narrow. The water hits the side and splashes. A shallow pan catches it quietly. The amount of water in a trap is about one to two cups. It does not sound like much. But one to two cups of dirty water on a hardwood floor, on a carpet, or on a finished ceiling below is enough to leave a stain that the customer will find and remember. Rule: Water goes where gravity takes it. Put something between the water and the floor. Every time. No exceptions. ## Field Note 015 — Water Travels Farther Than You Expect Water does not stay where it lands. It travels along beams, runs down wires, follows pipe paths, and pools in the lowest point it can find — which is often not the point directly below the leak. I was called for a water stain on a kitchen ceiling. The bathroom was above the kitchen, so the natural assumption was a bathroom leak. I checked the bathroom — no visible leaks, dry floor, dry walls. I went back to the kitchen and looked up. The stain was not centered under the bathroom. It was offset by about three feet toward the exterior wall. I went into the attic. The leak was from a roof penetration — the plumbing vent stack flashing had cracked. Water was entering at the vent, running down the outside of the vent pipe through the wall cavity, and appearing on the kitchen ceiling three feet away from where it entered the house. If I had assumed the leak was directly above the stain, I would have been looking in the wrong bathroom. The water traveled horizontally before it became visible. Rule: Water does not fall straight down inside a house. It follows paths — beams, pipes, wires, gravity. The stain tells you where the water ended up, not where it came in. Trace it back. ## Field Note 016 — A Slow Drip Is a Calendar A slow drip — one drip per minute — is about one gallon per day. One gallon per day is thirty gallons per month. Thirty gallons per month is 360 gallons per year. That is not a minor problem. That is a significant amount of water going somewhere it should not be. I tell homeowners: a slow drip under a sink is not an annoyance. It is a countdown. Every drip is water accumulating in wood, drywall, insulation, or subfloor. The damage is happening right now, at the rate of one drip at a time. The cost of the repair is increasing every day. I found a slow drip under a kitchen sink once that had been going for what I estimated to be two years based on the damage. The cabinet floor was gone. The subfloor underneath was soft. The joist had water damage. The wall behind the cabinet had mold. All from a drip the homeowner described as "just a little leak." Rule: A slow drip is not a minor problem. It is a slow-motion flood. Fix it today or pay for the damage tomorrow. --- # CHAPTER 3: Electrical — The Quiet Stuff Can Bite ## Field Note 017 — Hot Is Not Always Where You Expect It I was replacing a light switch. Standard job. The breaker was off. I tested the switch with a voltage tester — dead. I pulled the switch out of the box and started disconnecting wires. Then I felt it. A tingle on the back of my hand. The neutral wire was carrying current from another circuit that was still hot. The breaker I turned off controlled the light switch, but another circuit in the same box was still live, and the neutral was shared between the two circuits. Shared neutrals are one of the most dangerous surprises in residential wiring. You turn off the breaker for the circuit you are working on, but the neutral is connected to another circuit that is still live. The neutral carries current back from the live circuit. You touch the neutral, you become part of the circuit. I now test every wire in a box — hot AND neutral — before I touch any of them. A non-contact voltage tester on the hot wire is not enough. I test neutral-to-ground. If there is voltage between neutral and ground, another circuit is sharing this neutral and is still live. Rule: Hot is not always where you expect it. Test every wire, every time. A dead breaker does not mean a dead box. ## Field Note 018 — GFCI Confusion A GFCI outlet trips and kills power to four other outlets in the kitchen. The homeowner replaces one of the dead outlets — the one where the coffee maker plugs in — and it still does not work. They call me. The problem is not the dead outlet. The problem is the GFCI that tripped. It is usually the outlet with the two small buttons that says "Test" and "Reset." In a kitchen, it is often hidden behind a toaster, a blender, or a spice rack. The homeowner replaced the wrong outlet. When multiple outlets go dead at once, look for the GFCI. Press Reset. If it trips again immediately, there is a ground fault somewhere on the circuit — water in an outdoor outlet, a damaged cord, a failed appliance. Unplug everything on the circuit, reset the GFCI, and plug things back in one at a time until it trips. The last thing you plugged in is the problem. Rule: When multiple outlets die at once, find the GFCI. Do not replace the dead outlets — reset the protector. ## Field Note 019 — Breaker Labels That Lie Every panel has a label sheet. Most of them were filled in by an electrician who was guessing, a homeowner who was wrong, or a builder who was in a hurry. The label says "Kitchen Lights" but the breaker controls the garage outlet. The label says "Master Bath" but it controls the hallway. I never trust the label. I use a breaker tracer — a device that plugs into an outlet and beeps when you pass the correct breaker with a sensor. It takes the guesswork out of finding the right breaker. I once spent fifteen minutes looking for the right breaker for a bathroom light. The label said "Bath 2." There was no breaker labeled "Bath 2." The actual label was "Bedroom 3" — the electrician had mislabeled it during installation. Fifteen minutes of trial and error could have been ten seconds with a tracer. Rule: Labels lie. Verify with a tracer or by testing the circuit. Never assume the label is correct. ## Field Note 020 — Old Work, New Expectations Old wiring was installed to the code of its time. The code of its time is not the code of today. When you work on old wiring, you have to decide: do you bring it up to current code, or do you repair it to the standard it was built to? The answer is usually: you bring it up to current code if you are modifying the circuit. If you are just replacing a device — a switch, a receptacle — you can usually replace it with the same type. But if you are adding to the circuit, extending it, or changing its configuration, you need to bring the affected portion up to current code. The practical version: if you open a box and find knob-and-tube wiring, you do not extend it. If you find ungrounded two-wire cable, you do not install a three-prong receptacle unless you add a ground wire or install a GFCI with proper labeling. If you find aluminum wiring, you use the proper connectors and anti-oxidant compound. Rule: Old work was built to old code. New work must meet new code. When the two meet, the new code wins for the portion you are modifying. --- # CHAPTER 4: Walls, Floors, and Hidden Damage ## Field Note 021 — Paint Can Hide a Lawsuit Paint is the cheapest way to make a problem invisible. Water stains, hairline cracks, patch jobs, mold — all of it disappears under a coat of ceiling white. I was called to install a ceiling fan in a bedroom. The homeowner pointed to where they wanted it. I went into the attic to check the mounting location and found that the ceiling drywall in that area had been patched. Not professionally — someone had cut a piece of drywall, set it in place without securing it properly, and mudded over the seams. The patch was holding by friction and mud alone. If I had mounted a ceiling fan to that section, the fan would have vibrated, the patch would have loosened, and at some point the fan and the patch would have come down together. The homeowner would have been standing under it when it happened. I relocated the fan to a solid part of the ceiling, explained what I found, and recommended they have the patch properly repaired. The paint had hidden it completely. There was no visible sign from below. Rule: Paint hides everything. Before you mount anything to a ceiling or wall, check what is behind it from the other side if you can. ## Field Note 022 — Floors Speak When You Listen A floor tells you what is happening underneath it. You just have to know how to listen. A squeak means movement. Where there is movement, there is a gap between the floor and the subfloor, or between the subfloor and the joist. A bounce means the joist is undersized or the span is too long. A soft spot means rot or delamination. A hump means a joist has swelled from moisture and then dried, leaving it permanently deformed. A dip means a joist has shrunk, settled, or been notched too deeply by a plumber or electrician who needed to run a pipe. I walk every room before I start work. I listen to the floor. Every sound is information. Rule: Walk every room before you start work. Listen to the floor. Every sound is information. ## Field Note 023 — Mold, Moisture, and Soft Spots Mold needs three things: moisture, food, and time. Remove any one of the three and the mold stops growing.
